We focus on generating attractive risk-adjusted returns from providing capital in multiple areas of the capital stack including general partner and limited partner equity, preferred equity and mezzanine investments.

  • INVESTMENT APPROACH

    We seek real estate investments that provide capital appreciation as well as recurring current income distributions, in a diversified portfolio of assets. Our approach toward building this portfolio focuses primarily our ability to identify high quality local operating partners. Local operating partner relationships play a key role in our acquisition and asset management process. Deal structures vary based on asset returns and value-add component. Key attributes of operating partners include:

    • Ability to provide proprietary deal flow through off market or lightly marketed deals

    • Local knowledge and presence, providing value through due diligence, leasing, and property management

    • Execution and value creation at the local level, which is especially important on development or redevelopment assets

  • INVESTMENT CRITERIA

    Deloache is actively seeking opportunities to invest capital in a variety of property types. Our experience includes investments in rental housing of all types, as well as office, retail, industrial, self storage, hospitality and residential development. We focus on the following:

    • General partner equity investments typically between $500,000-$3.5 million

    • Joint venture opportunities

    • Stabilized acquisitions, value-add investments and development opportunities

    • U.S. markets with strong job and population growth

 

 CAPITAL AND CREDIT ENHANCEMENT SERVICES

Deloache has the unique ability to leverage its investor network to source additional required financing for its operating partners in select transactions. For example, if Deloache invests as a general partner, we often have the ability to bring in limited partner equity investment from our extensive network. We also have the ability to creatively provide our operating partners with credit enhancement and balance sheet support in certain situations.
